Sunny Isles Beach Celebrates America's 250th Amidst a Shifting Real Estate Landscape - July 03, 2024

City Commemorates America 250 and Announces Holiday Schedule

The City of Sunny Isles Beach is actively participating in the celebration of America’s 250th anniversary. In honor of the nation’s Semiquincentennial, which commemorates the 250th anniversary of the signing of the Declaration of Independence, the city has undertaken several initiatives. Patriotic banners are now displayed on light poles along Collins Avenue, and residents can receive a free commemorative magnetic pin by presenting their Resident ID Card at various city locations. In observance of the Independence Day holiday, all city offices, including the Government Center and Pelican Community Park, will be closed on Friday, July 3, 2026. However, the city bus will operate on its normal schedule, and parks will remain open during their regular hours. The Police Department will continue to operate 24/7.

Real Estate and Construction Updates

The Sunny Isles Beach skyline continues its dramatic evolution with several high profile luxury residential projects making significant progress. The St. Regis Residences and the innovative Bentley Residences, which will feature a unique car elevator, are moving closer to their anticipated completion dates. Adding to the city’s vertical growth, the City Commission has approved the development of a 62 story condominium tower at 19051 Collins Avenue, which is set to become the tallest building in Sunny Isles Beach. While new construction is booming, the market for existing luxury condominiums is showing signs of a shift. Recent market reports from mid 2026 indicate an increase in property inventory and longer times on the market, creating a more advantageous environment for potential buyers and leading to more price negotiations. The city is also investing in community infrastructure with active capital projects such as the new Intracoastal Sports Park, which will feature tennis and basketball courts, and the renovation of the former Tony Roma’s building into the Government Center Annex, which will house the Building Department.

Beach and Ocean Conditions

For those looking to enjoy the coastal beauty of Sunny Isles Beach, the current ocean conditions are favorable for swimming. The surf forecast for today indicates that the wave height is not expected to exceed three feet and three inches, which is considered suitable for swimming and other recreational water activities. The sea is expected to remain calm in the coming days, providing an excellent opportunity for residents and visitors to enjoy the beach. Seas are generally expected to remain at 2 feet or less, outside of any thunderstorm activity.

Other Local News and Events

In community news, the City of Sunny Isles Beach is inviting local artists to participate in the 4th Annual Sunny Spaces Art Contest. As the Independence Day weekend gets underway, residents have several options for viewing fireworks displays in the surrounding areas. While Sunny Isles Beach does not host its own show, spectacular fireworks will be visible from Haulover Park, and celebrations are also planned in nearby Bay Harbor Islands, Surfside, and Bal Harbour. Additionally, residents should be aware of a significant roadway improvement project by the Florida Department of Transportation along State Road A1A Collins Avenue, which began on June 30, 2026, and is expected to last for approximately six months. This project will involve both lane and sidewalk closures during non peak hours.
