City Focuses on Public Safety in Proposed Budget

The City of Sunny Isles Beach is nearing the finalization of its proposed Fiscal Year 2026/2027 Comprehensive Annual Budget, with a primary emphasis on enhancing public safety. Mayor Larisa Svechin announced that the proposed budget includes provisions for additional police officers and continued support for the Police Department and Ocean Rescue Division to ensure the community remains safe. A notable aspect of the budget is the proposed reduction of the city’s operating millage rate to the rollback rate of 1.6514. If adopted, Sunny Isles Beach would maintain the lowest municipal millage rate in Miami Dade County. The city administration emphasizes its commitment to fiscal responsibility, prioritizing investments that improve the quality of life for residents while ensuring long term financial stability. Residents are encouraged to review the proposed budget on the city’s official website and participate in public budget hearings. Upcoming city commission workshops to review the agenda and discuss special presentations are scheduled for August 18 and August 20.

Real Estate Market Sees Divergence and New Openings

The Sunny Isles Beach real estate market in 2026 is characterized by a distinct split between resale and pre construction properties. The resale market for luxury condos has seen an increase in the average days on market, reaching 135 to 138 days in late 2025 and early 2026, giving buyers more negotiating leverage on the timeline of a purchase. In contrast, the pre construction market remains robust, with high demand for finite oceanfront properties. Major projects are visibly progressing, including the Bentley Residences, which is now going vertical with an anticipated completion in 2028. The St. Regis Residences is another significant development, with the north tower scheduled to break ground in 2026. A recent significant development for the area was the February 2026 opening of The Sunny, a 339 room hotel with six food and beverage outlets at the Newport Fishing Pier, replacing the former Newport Beachside Hotel & Resort.
