City Hosts Property Tax Outreach Event
The City of Sunny Isles Beach is actively encouraging residents to take advantage of property tax benefits. An upcoming outreach event will provide homeowners with the opportunity to apply for the Homestead Exemption and other available property tax benefits. The initiative, in coordination with Miami Dade County, aims to bring services directly to the community, ensuring that no resident misses out on potential savings due to lack of information or difficulty traveling to government offices. This program is part of a broader effort to protect homeowners and help them maximize their financial savings. In other city news, recent discussions have focused on updating platting procedures to comply with new state legislation, which will now require these processes to be handled administratively. The city also continues its utility undergrounding project in the Golden Shores neighborhood, which may cause temporary power outages on weekdays. The Ocean Rescue Division recently earned a significant national certification from the United States Lifesaving Association.
Real Estate Market Shifts and New Tower Proposed
The Sunny Isles Beach real estate market is currently experiencing a transition, with analysts describing it as a buyer’s market in early 2026. This shift is largely attributed to a significant increase in inventory, which has reached approximately 22 months of supply, giving buyers more negotiating power. While transaction volume saw an increase in late 2025, the average time properties spend on the market has also risen, suggesting a more selective buyer pool. In the midst of this evolving market, developers have proposed what would be the tallest tower in the city’s history at 19051 Collins Avenue. The 62 story, 820 foot condominium project has received FAA approval but faces some pushback from local residents concerned about the impact of construction on nearby buildings. The city is also moving forward with several capital improvement projects, including the construction of the Government Center Annex, which will house the Building Department and a new cafe. The new Intracoastal Sports Park is also under construction and expected to open by mid year, featuring tennis and basketball courts.
Beach and Ocean Conditions
Beachgoers in Sunny Isles Beach should exercise caution, as red and purple flags were recently reported by the Ocean Rescue division. These flags indicate hazardous conditions, including dangerous marine life. The water temperature was a pleasant 79 degrees Fahrenheit (about 26 degrees Celsius), with an air temperature of 85 degrees Fahrenheit (about 29 degrees Celsius). The UV index is extremely high at 11, so sun protection is strongly advised. East winds are present at 10 to 15 miles per hour. For surfers, the wave heights are expected to be minimal, generally in the 0 to 1 foot range for the next couple of days.
Local Police Pursuit and Arrest
In recent law enforcement activity, the Sunny Isles Beach Police Department released video and dispatch audio from a police pursuit that ended in an arrest. The incident began with an illegal U turn on Collins Avenue. The driver, who allegedly attempted to evade police, was eventually stopped and taken into custody after getting stuck in traffic. Authorities reported finding stolen debit cards and forged checks inside the vehicle. The driver now faces charges of fleeing and eluding a marked police car and possession of forged notes. A passenger in the car was also arrested on an outstanding warrant for prostitution.
